The Auction Advantage McIntosh Auction

Seller advantage…
You are in the driver’s seat. You decide what to spend. You determine value.

You set the date…
Instead of “Listing, Holding and Hoping”, you set the date. We place an auction sign on your property, creating an immediate sense of urgency and a call to action. Generally, your auction can be schedule a mere six weeks after your commitment contract and we’ll close on the property 30 days after the sale. With this accelerated marketing approach, you can sell your property in a timely fashion, while insuring you receive fair market price.

You set the terms of the sale…
Typically property is sold “As is”, with no warranty and no contingencies.  This means at the end of the bidding you have a qualified buyer.  You won’t have the worry that the buyer will be approved for financing or needs to sell their current home to buy your property.

You will have a marketing plan designed for your specific needs…
We work with you to design a comprehensive marketing plan that puts your property in the spot light.  We understand that different properties have different needs. MAC will list your property in the appropriate markets and can provide worldwide coverage through their website.

You create a competitive atmosphere…
The MAC Auction is a call to action. Potential buyers will actively compete to purchase your property. An auction can take the “offer/counter offer” negation phase, which generally takes weeks, and condense it into minutes.

Auction advantage for the buyer…
Buying real estate at auction will be an easiest transaction. MAC’s auction and clerking professionals make it a stress-free experience.

Fair Market Value…
MAC auctions provide true value discovery.  Only through the auction process will you find the true value of property. It is the most fair and balanced method of selling.

Disclosure…
We want to be transparent. You’ll have time for due diligence, time to inspect the property before the auction.  All properties are open for inspection two hours prior to the auction or by appointment prior to sale day.  We’ll provide you with a property information packet, which includes a PVA assessment, a property disclosure document and other pertinent information to help you make an informed decision.

The Broker Advantage

As a seller…

We understand the importance of a strong relationship with Brokers and Agents. If your client can use the auction method of marketing, simply refer them to McIntosh Auction Company, confirm the referral with us and receive a commission after the closing. This requires very little commitment of time and produces a win-win scenario for all. For more information, give us a call and we’ll discuss the options.

As a buyer…

We also offer a commission to Broker/Agents whose clients BUY at auction.  Prior to sale day we will post a Broker/Agent registration form on our web site. Pre-register by filling out the form or just give us a call.  Commission will be paid at closing.  Broker/Agents MUST pre-register to receive a commission.
